**PLEASE READ BEFORE BOOKING: We are committed to protecting our properties and keeping up-to-date with short-term rental regulations, which is why you may be asked to complete our independent verification, rental agreement, and damage deposit or accidental damage waiver ($35) through our partner Truvi/Know Your Guest. In order to fully confirm your booking, this verification needs to be completed within 48 hours of booking. Failure to sign the agreement before check in will result in cancellation of the reservation. We are a registered STR with the City of Austin. HOUSE RULES: -All guests staying at a Cortado Villa are required to sign a rental agreement within 48 hours in order to fully confirm booking. - Travelers must be at least 25 years of age or older to book. - Early check-in (fee of $150) is based on whether there are guests checking out on the same day as your arrival, so we can ONLY approve on a case by case basis once confirming with our cleaners that the home will be ready. Please check with us 2 day prior to your check-in date. - Primary guest on the reservation must stay at the rental property. - No parties or events are allowed. No confetti or glitter. Please do not use tape on walls or furniture. - Max occupancy is 12. There is a $250 per person fine for guests over the max occupancy. -The use of any third-party vendors or service providers (e.g., chefs, yoga instructors, etc.) on the property is strictly prohibited without prior approval from the host. We will require a certificate of insurance. - No smoking or vaping of any kind inside or outside the home! Failure to comply is a $1,500 fine. - No animals allowed on the property. Please DON'T book if you plan to bring an animal with you. Also note if an unauthorized animal is found in the vacation home, we will ask that it be removed immediately and a non-refundable fee of $500 will be charged. - Quiet hours are from 10PM - 8AM. - Please don’t eat or drink in the bedrooms. - There are front-door, side-gate, and driveway actively recording cameras strictly for security & guest safety. - Do not attempt to disconnect, reset, or override the thermostat or any connected smart-home devices. Any intentional damage, disconnection, or alteration that causes system malfunction may result in additional charges for repairs or service calls. - The Homeowner is not responsible for any accidents, injuries or illnesses that occur while on the premises or for the loss of a guest's personal belongings or valuables. By accepting this reservation, guests agree to assume all risk of any harm arising from their use of the premises or others whom they invite to use the premises.
